TRAFFIC IMPACT ANALYSIS AND ROADWAY SIZING ANALYSIS FOR LIGHT FARMS

DeShazo Group conducted a traffic impact analysis and roadway sizing assessment for Light Farms, a proposed 720 +/- acre residential development located east of the Dallas North Tollway and north of Frontier Parkway near Celina, Texas.  The site would ultimately contain approximately 3,151 single-family residences and other support uses—such as schools and very limited retail uses.  Upon completion, the site is projected to generate over 25,000 trips per day.  The study analyzed the existing access and roadway capacity of the Dallas North Tollway, Light Farms Way, Frontier Parkway (CR 50), CR 51, Street A and Street D and their ability to adequately support the background and Light Farm traffic at build-out.

DeShazo determined that, with the exception of three locations, the proposed intersections/ roadway cross sections would provide adequate capacity for the project build-out and background condition.  DeShazo suggested that the three intersections that failed to provide acceptable delays and/or speeds 
should be studied again after the development is fully built out so that the actual, site-generated traffic can be used to determine the potential need for traffic control signals.
