DeShazo Group conducted a traffic impact and roadway sizing analysis for a residential development located at the intersection of Custer Road and Collin Road/McKinney Parkway in McKinney, Texas.  DeShazo examined the potential site-generated traffic of the proposed Craig Ranch development plan and the general availability of access and roadway capacity available to serve it at project build-out.

This proposed 140-acre development consisted solely of residential land uses:  208 townhomes, 410 single-family dwelling units and 200 multifamily dwelling units.  The existing zoning on this property was “Multifamily” and allowed over 4,000 units.

DeShazo determined that:
  • Custer Road would operate at or over capacity in 2020 north of Collin-McKinney Parkway and between Ridge Creek and SH‑121 as a six-lane, divided roadway.  Widening Custer Road and recommended adding a northbound, right-turn lane at the Collin Road/McKinney Parkway interchange;
  • the Collin Road/McKinney Parkway interchange would operate below capacity on all segments as a four-lane, divided roadway;
  • the analysis indicated that additional turn lanes might be needed for northbound traffic at the Collin Road /McKinney Parkway intersection and southbound at SH‑121.  Exchange Parkway would operate below capacity on all segments as a two-lane, undivided roadway north of SH‑121 and as a fourExchange Parkway would operate below capacity on all segments as a two-lane, undivided roadway north of SH‑121 and as a four-lane, divided roadway south of SH‑121;
  • the SH‑121/Custer Road interchange would operate over capacity during the morning and afternoon peak periods with the addition of 2020 traffic volumes;
  • the SH‑121/Exchange Parkway interchange would operate at or near capacity during the morning peak period and below capacity during the afternoon peak period with 2020 traffic volumes; and
  • all other roadways would operate below capacity during the peak periods with 2020 traffic volumes.
