Project Overview

West Village is a mixed-use district on a 6.49-acre site bounded by McKinney Ave, Blackburn St, Cole Ave, and Lemmon Ave in Dallas’s Uptown area. The development combines luxury apartments, upscale retail, restaurants, and an arts theater within a highly walkable, transit-rich setting served by the Katy Trail, the McKinney Avenue Trolley, and nearby DART rail.

Strategic Highlights

  • Pursued and justified parking space reductions under the Cityplace District (PD-305) by leveraging shared parking efficiency inherent to mixed-use programs.
  • Conducted multimodal demand analysis indicating a meaningful share of visitors would arrive by transit and bicycle (Katy Trail, M-Line Trolley, DART), supporting a 10% parking reduction consistent with Transportation Management provisions.
  • Provided transportation planning & parking analysis to align site access and parking supply with the walkable, urban context while meeting City requirements.
