What is a Traffic Impact Study (TIS)?

A TIS estimates a project’s trips and tests intersection/corridor performance under existing and future conditions to identify right-sized mitigation (turn lanes, timing, access) that maintains safe, efficient operations.

When is a TIS required?

Common triggers include trip generation above a set threshold, material access changes, or proximity to constrained corridors/signals. We confirm expectations during scoping so submittals pass first review.

How is a TIS different from a TIA or TAS?

TIS and TIA are often used interchangeably. A Traffic Assessment Study (TAS) is a concise screening suited to smaller projects and can escalate to a full TIS/TIA if needed.

When is a Traffic Impact Study (TIS) required in DFW?

Most rezonings and larger site plans require a TIS. Thresholds vary by jurisdiction; we scope with city/TxDOT reviewers up front and can pursue waivers when appropriate.

How long does a TIS take?

Typical turnarounds are 4–6 weeks depending on scope, data collection windows, and reviewer timelines. Rush options may be available.

Overview

A Traffic Impact Study evaluates how a proposed development will affect the surrounding roadway network, and gives reviewing agencies the data they need to approve access, mitigation, and phasing decisions. We prepare TIS reports for entitlements and site plans across Dallas-Fort Worth, with data collection, calibrated models, level of service and queue analysis, and clear mitigation plans.
