Healthcare / Southlake, Texas DeShazo Group provided a traffic impact analysis for LandPlan Development Corporation for the planned Forest Park Medical Center Southlake, a proposed 30.17-acre medical complex development. Full buildout of the development was estimated to occur by 2015. The firm analyzed the anticipated year 2015 impact of background traffic growth and site-related traffic. Analysis data indicated that the development would moderately impact the background conditions and that, with the exception of one intersection, the existing roadway system would be sufficient to accommodate the additional demand with the planned thoroughfare improvements. It was recommended that signalization of the referenced intersection be provided when warranted to minimize the delay for all approaches. The staff indicated that Highland Street was planned as a two-lane, undivided roadway with a continuous two-way, left-turn lane in the middle; therefore, the analysis was conducted on this assumption. [DeShazo analyzed the site buildout scenario without the center two-way, left-turn lane on Highland Street (existing two-lane, undivided configuration) and the results indicated that the projected site-generated traffic would not warrant left-turn lanes at the site driveways.] |
