TRINITY GROVES
Mixed-Use / Dallas, Texas The services of DeShazo Group, Inc., were retained by Trinity Groves, LLC, to conduct a traffic impact analysis for a proposed mixed-use development to be located at the base of the new Margaret Hunt Hill Bridge in West Dallas. Trinity Groves is a 60+-acre mixed-use development that will provide residential, office, commercial, restaurant, retail, artist and entertainment land uses. It will ultimately stretch between Sylvan Avenue and the Trinity River north and south of Singleton Boulevard. Trinity Groves will foster the growth of startup businesses and capitalize on Dallas’ culture of innovation and entrepreneurial concepts. The goal of this study was to assess the feasibility of establishing a mixed-use development that follows the City’s vision for West Dallas and provides the flexibility necessary to respond to actual market demands. The hope is that Trinity Groves will inspire the surrounding properties to follow in its footsteps. DeShazo examined the potential traffic generated by the proposed Trinity Groves development plan and determined the general availability of access and roadway capacity available to serve it. DeShazo's findings were provided to the City of Dallas for review and fulfill the associated requirements of the local approval process. |
