WEST VILLAGE
Mixed-use  /  Dallas, Texas

West Village is a mixed-use development located on a 6.49-acre site bounded by McKinney Avenue, Blackburn Street, Cole Avenue and Lemmon Avenue that contains luxury apartments, upscale shops, restaurants and an arts theater.  This development is in the middle of Dallas’ Uptown area, a trendy area between Downtown and the Park Cities that has attracted thousands of new residents since the mid 1990s.  The firm was able to pursue obtaining parking space reductions  due to the property being located in the Cityplace District (Planned Development District 305) and to account for the shared parking efficiency of a mixed-use development.

DeShazo Group's analysis concluded that the nearby Katy Trail, the McKinney Avenue Trolley and the nearby DART rail line would result in a substantial number of visitors to West Village that would ride transit or bicycles rather than drive.  The firm recommended a ten percent parking reduction for the development in accordance with the Transportation Management Provisions.
